Country Home and Land Sales

Everyone is buzzing about the current economy and the current real             estate market - or at least everyone I come in contact with. 

It is a strong buyers market.  Plain and Simple.  A pre-approved buyer or a cash buyer definitely has the upper hand.  I'm seeing a lot of really low offers but most are not working out.  Yes, there are some good buys out there but not as many as you'd think from listening to the media!  Yes, if sellers have their homes on the market, they are motivated.  Motivated does not mean desperate!  Our area did not see a huge appreciate, therefore we are seeing moderate price adjustments. 

A lot of our listings (properties for sale) are country homes with land.  Land values are holding steady therefore, the homes on these larger tracts are holding their value.  There are very few foreclosures in land due to the strict guidelines for financing land.  

Also, supply and demand is still driving the values of the homes with land and land tracts.  The supply is lower on these properties, the demand is steady.
